AND, what is the best way to combat those fears? Read more to find out!

Top Home Buying Fears

1. Will I buy my new home for a fair price?

2. Are there unknown issues that will be unearthed during a home inspection? Will these be major costly issues?

3. What if the neighborhood and neighbors are not what they seemed upon viewing the house?

4. With the fluctuating interest rates lately, what if the interest rates increase dramatically before I purchase, increasing my monthly payments?

5. What if I didn't look at the house objectively, and now upon moving in, I realize that it is not a good fit for my family's daily needs?

Top Home Seller Fears

1. Is the offer I accepted too low? Should I have waited longer for a higher offer?

2. What if my home sits on the market for a long time?

3. What do I do if my buyer has to back out during the deal due to personal or financial issues?

4. Will there be any issues discovered during the home inspection that will be costly to me or cause a buyer to back out?

5. What if I do not receive any offers despite showing my home multiple times?

Trick or Treating in the Quad Cities

by Joe Karcie

Halloween is just around the corner! It's time to dress up your little ones as ghosts or goblins, princesses or witches, superheroes or monsters! Be sure to mark your calendar with the Trick-Or-Treating hours for the Quad Cities!

On Tuesday, October 25th, head to the Prescott Public Library (215 East Goodwin Street) for Trick-or-Treat for Little Ones. For children ages, 0 to 5, enjoy a morning of songs and stories, followed by trick or treating throughout the library. Be sure to wear your costume! The event takes place between 10:00 am and 10:30 am.

Check out the Sixth Annual Safe Trick-or-Treat at the Prescott Valley Event Center (3201 North Main Street) from 4:00 pm to 7:00 pm on Halloween. This free event has more than 35 local businesses and organizations handing out candy to trick or treaters.

The Heritage Park Zoological Sanctuary (1403 Heritage Park Road) in Prescott hosts their annual Boo at the Zoo on Monday, October 31st. Show up in your costume from 6:00 pm to 9:00 pm and enjoy trick or treating at different stations around the park. Admission to this event is $4 for members and $6 for non-members.

On Monday, October 31st head over to Chino Valley for Trick or Treating in Memory Park (1020 Palomino Road). This annual event will take place from 6:00 pm to 9:00 pm. Stock up on candy and allergy-free treats along with countless other activities, such as live entertainment, a Halloween maze, and scary stories.

Neighborhood trick-or-treating throughout the Quad Cities will take place on Monday, October 31st, starting in the early evening.

It's important to make sure that everyone stays safe this Halloween! Follow these great safety tips during trick-or-treating:

  1. All trick-or-treaters should walk in groups and not alone.
  2. Young children should always be accompanied by their parents or another adult.
  3. If you are going to be out after dark, make sure that everyone is visible in your group. Be sure to carry a flashlight. Wear light-colored costumes or add reflective tape generously to costumes.
  4. Costumes should fit properly to avoid any tripping hazards. Costumes should also not restrict vision.
  5. Only walk while trick-or-treating. Stay on sidewalks whenever possible and only cross streets at designated crosswalks or intersections. Leave bicycles or skateboards at home.
  6. Review with your children the importance of watching for traffic. If you are a motorist on Halloween night, be on the lookout for children.
  7. Examine all of your children's candy before letting them eat any. Only keep candy that is wrapped or packaged.

Joe Karcie wishes everyone a very Happy and Safe Halloween!!!

Fall Home Buying in Prescott AZ!

by Joe Karcie

Spring and Summer are seen as the peak home buying seasons…..but FALL might truly be the ultimate season to buy. With many families settled into their new homes at the end of summer, there are amazing opportunities to find your dream home in a market with less competition and stress. Looking to buy a home in the Prescott area?  Use the season to your advantage! Here are the top reasons why you should purchase your new home this fall.

Fall Real Estate puts the Buyer in the Driver’s Seat

Since fall is considered an off-season for real estate, there tends to be far less competition. The decrease in demand on the buying side does not translate to less inventory, however. There are still plenty of homes on the market and fewer buyers vying for them! Whether it is new inventory or homes that have been on the market all summer long, buyers in the fall have a ton to choose from and are able to be more aggressive with their negotiations. Fall puts buyers in a great position of power to get exactly what you want! There are some many amazing homes currently on the market. Check out our Current Featured Properties to start the search for your home!

It’s Prime Time to Buy that Vacation Home

You fell in love with the community you spent your vacation in and now you want to purchase a home there. Fall is a great time to look for a vacation home. Arizona is a popular spot for people looking to escape the cold weather in their home states and spend the winter in the sun. You can enjoy that vacation home you find this fall yourself or potentially rent it out to other vacationers and see immediate returns on your investment.

Sellers Lower Home Prices

After having their homes listed all spring and summer, many sellers are worn out. Their homes might still be on the market because their asking price was too high during the warmer months. Now, they are looking to make a deal and are often more willing to lower their price in order to do so. As a buyer, use this to your advantage. You will likely have more success offering a lower price on a home in the fall than you would have previously.

You Have Flexibility with Your Move In Date

If you aren’t moving to a particular neighborhood in order to have your child start the school year or immediately starting a new job in a new town, you do not have a deadline for when you have to move in by. Even if you want to ensure that you are settled by the holidays, there is still plenty of flexibility on your end. This allows you more time to search for your dream home and find a great deal.

Fall is the perfect time to Buy your dream home in Prescott and the surrounding communities!! Call Me today or visit my website at:

Strong Local Schools Increase Home Values by 77 Percent!

by Joe Karcie

Good schools help home buyers determine where they want to focus their property searches. Families want neighborhoods with an excellent quality of life where they can ensure their children receive the best education possible….BUT good schools are not just a benefit to those homeowners with young children! According to the recently released ATTOM Data Solutions 2016 Schools and Housing Report, homes in zip codes that contain at least one highly ranked elementary school have home values 77 percent higher than homes in zip codes without one!!!

To find these results, ATTOM Data Solutions examined almost 19,000 elementary schools across the nation in 4,435 zip codes. Elementary schools were defined as “good” if their 2015 average test scores were at least one-third above the respective state average. This data was then analyzed alongside the 2016 home values and price appreciation in the local area.

As of July 2016, the average estimated home value was $427,402 in 1,661 zip codes with at least one good school. This is compared to the average estimated home value of $241,096 in the 2,774 zip codes without a good school. That’s a difference of 77%!

Homes in zip codes with good schools also provide a good long-term investment for owners. The study found that homeowners residing in such zip codes had...on average...a 32 percent return on their investment! Over the past decade, home appreciation values have been far more volatile in those zip codes without any good schools.

Looking for a home in a neighborhood with a great school in the Prescott area?! With several local districts ranking within the best 100 school districts in Arizona (according to website Niche)…’s incredibly easy to do!! All of these districts are recognized for their academic excellence, high graduation rates, top-notch teaching staff, and access to a variety of clubs & activities:
