Home Maintenance Tasks to Complete in September

Many things change throughout the month of September. Kids start going back to school. The weather starts to transition from those hot, summer days to cooler, fall days. September is the perfect time to prepare your Prescott home for the colder months ahead as well as complete those tasks that you kept putting off in order to enjoy your summer. Here are our recommendations for simple, necessary home maintenance tasks for you to complete this month.

 

  1. Inspect home safety features. Since you and your family will be spending more times indoors during the upcoming months, you want to make sure that you are always protected. Check your smoke and carbon monoxide detectors to make sure they are functioning properly. Ensure that your home’s fire extinguisher has not expired. Make any replacements or adjustments as needed.

  2. Take out your window AC units. Since the weather is starting to cool down, now is the perfect time to take out your window AC unit, if you use one. This allows you to keep your home warmer by closing that window.

  3. Weatherstrip windows. This task is especially important if your home has older windows. Check all windows for drafts. Add new weatherstripping or replace worn outstripping as needed.

  4. Initially, clear out the gutters. This is a task you will likely have to compete again once the leaves start to fall, but it isn’t a terrible idea to do an initial cleaning of your gutters. This can help reduce any excess buildup. While taking care of your gutters, take a moment to inspect your roof. This gives you time to schedule repairs before winter if you notice any areas of concern.

  5. Take care of your furnace and chimney. Keep your family safe and warm this winter by hiring professionals to inspect, clean, and maintain your furnace and chimney.

  6. Clean your washer and dryer. Eliminate any fire risks and keep your appliances running properly by cleaning out the vents and hoses on your washer and dryer. These can be simple tasks to complete on your own or you can hire a professional.

Tri-City College Prep High School One of Arizona's Best!

Prescott’s Tri-City College Prep High School (5522 Side Road) has been named one of Arizona’s top public high schools! In Niche.com’s recently released 2017 rankings of 378 high schools throughout Arizona, Tri-City College Prep came in the top 10% at #37!

 

Educational review and ranking website Niche determined the rankings based on a variety of factors, including state test scores, SAT/ACT scores, teacher quality, college readiness, graduation rates, and high school ratings. The data for these factors was compiled by the US Department of education and Niche user reviews.

 

Tri-City College Prep received an overall grade of A- from Niche. It received A grades for academics, administration, and teachers. A- grades were given to the school for college readiness, health & safety, and resources & facilities. Along with its ranking of 37th best overall, Tri-City College Prep was recognized as one of the best in several other rankings:

Prescott is the perfect Arizona city to move to if you are looking for a happy and healthy lifestyle! In fact, it was ranked as the #13 city with the best well-being for 2016 in the entire country, according to a report by Gallup-Healthways!

 

 

This report examined well-being across the country and looked at how communities ranked in terms of its residents’ well-being. Five key elements were examined to determine the overall index score. These elements included Purpose (how happy residents were with what they did in their daily lives), Social (residents have supportive relationships and love in their life), Financial (residents feel financial security and low economic stress), Community (residents like where they live and feel safe), and Physical (residents are in good health).

 

To determine these results, 354,473 adults were polled via telephone by Gallup over the course of 2015 and 2016. They were given a 0 to 100 scale to measure their well-being within each of the elements.

 

Prescott received a Well-Being Index Score of 64.1! It was in the top 25 communities in the country for in the areas of Purpose, Financial, Community, and Physical!

February is Perfect Month to Buy Your New Home!

February is the perfect time to Buy your dream home in Prescott! Although generally not considered to be a prime home buying month due to the colder weather, the real estate market predictions for 2017 show that buyers should take the leap and purchase now. Here are the top 3 reasons to buy your new home in February!

1. There are fewer buyers in the market. Since most home buyers are not looking to move during the winter, there is less competition for you. Inventory in homes has not decreased significantly and sellers that are in the market in winter are generally anxious to sell. This means that you have more ability to negotiate a better deal for your dream home.

 

 

2. Home prices are lower. Home prices in February are, on average, 8.45 percent lower than they are

during the summer. The home you have your eye on now will likely only go up in price as the year progresses. Take advantage of significant savings by buying in February!

 

 

3. Interest rates are going to increase. All predictions show that interest rates are going to rise throughout 2017. In fact, they are expected to reach close to 5% later in the year. Lock in a lower rate when you purchase a home in February.

Arizona Named Top State for Well-Being!

Arizona is the perfect state to move to if you are looking for a happy and healthy lifestyle! In fact, it was ranked as the #7 state with the best well-being for 2016, according to a report by Gallup-Healthways.

 

This report examined well-being across the country and looked at how each of the individual states ranked in terms of its residents’ well-being. Five key elements were examined to determine the overall index score. These elements included Purpose (how happy residents were with what they did in their daily lives), Social (residents have supportive relationships and love in their life), Financial (residents feel financial security and low economic stress), Community (residents like where they live and feel safe), and Physical (residents are in good health) As part of the Gallup-Healthways State of American Well-Being series, the study looked at well-being across the nation and examined how well-being differed between the states.

 

To determine these results, 177,192 adults were polled via telephone by Gallup. They were given a 0 to 100 scale to measure their well-being within each of the elements.

 

Arizona was in the top half of the country for all five of the elements! It scored its highest in the areas of purpose and social well-being.

Steps to Find a Home Inspector

  • Contact an Experienced Realtor in the area for a list of recommended home inspectors.

  • Interview potential inspectors to ask about training, experience, and areas of expertise.

  • Review past home inspection reports they have completed to check for detailed reviews and recommendations.

  • Hire the best candidate!

 

What to Expect During the Home Inspection

  • A detailed walkthrough of the home lasting 2 to 3 hours.

  • A review of the home’s physical structure, including roof, ceilings, walls, doors, windows, and floors. This will include all areas of the home, including the attic and basement.

  • A review of the home’s electrical system.

  • A review of the home’s mechanical systems, including major appliances, plumbing, and heating and air-conditioning.

  • An objective opinion and written and photographic evidence of issues found within the home.


Now that you have reviewed your home inspection report, meet with your realtor to discuss the findings. If nothing of concern was found in the home, continue with your closing. If there were several issues or a major issue found, determine whether you should renegotiate with the seller to cover the costs or if you need to continue the search for your new home elsewhere.
