Forest Trails Neighborhood Profile

Forest Trails Neighborhood Profile

Forest Trails is a 250 acre planned community in beautiful Prescott Arizona with the Prescott National Forest bordering its west end.  Homes in Forest Trails rank as some of the most sought-after properties in the Prescott area due to the beautiful setting and wonderful views throughout the neighborhood. Magnificent pine and boulder covered lots are blended with homes purposely designed with natural beauty and their surroundings in mind.  Architectural guidelines ensure the natural beauty remains in the forefront.  Take a drive through Forest Trails will show you just how well they have blended structure with nature.

Forest Trails is located on the desirable west side of Prescott, close to classic Prescott restaurants like Labruzza’s and Iron Springs Café.  With the main entrance of the subdivision off Iron Springs Rd, Forest Trails is well situated to easily reach all the amenities Prescott has to offer.

Homes here typically offer sweeping views of some of Prescott’s iconic landmarks such as Thumb Butte, Granite Mountain, and the Bradshaw Mountains.  There are low HOA fees in Forest Trails, and amenities include multi-use courts for tennis and pickleball.  Nearby communities include the Heritage, Enchanted Canyon, Hillcrest, and the Ridge at Iron Springs.

Should I Consider Building a New Home?

Should I Consider Building a New Home?

by Joe Karcie

Should I Consider Building a New Home?

When you are driving around Prescott and Prescott Valley you will notice new home construction.  Especially in the planned communities like Granville, Pronghorn Ranch, Viewpoint, Mingus West, Prescott Lakes, Walden Farms, Saddlewood and others.  So, should you even consider a new home or just stick to re-sale homes?

Here are a few traits you may have if you’re a candidate for a new home:

  • That new home smell!
  • The shiny new home in the brochures just calls to you
  • Your car automatically turns in when passing by the fluttering flags of a new subdivision
  • You love the idea of walking through model homes on the weekends
  • You don’t mind your neighbors having the same floor plan as you, because you’ll have picked the finishes, paint colors and added upgrades to make it your own

But the first question is, what is your timeline?  With most subdivision builders you are looking at a build time of 6 to 8 months and sometimes longer, do you have time?  If the answer is yes, and you like the idea that you can pick upgrades and finish it off with your color scheme - a new home is a great possibility for you! Call our office to learn about all of the communities and options available.

You might be a candidate for a pre-owned home, if you find yourself doing some of these things:

  • Detouring the car through mature neighborhoods
  • Admiring a street where every home is different
  • Tuning in to home improvement shows
  • Looking for open house signs on the weekends in your favorite neighborhoods

When you buy a previously owned home, your priority is often different than those looking at new homes.  You may be looking for a property with mature landscaping and trees, a larger lot, or proximity to a certain school or hospital.  Existing homes often have an established feeling of neighborhood.  Many here in the Prescott area have the charm of older architectural elements and many are custom or semi-custom built homes.

Whether you’re drawn to an existing home that offers you the excitement of taking something old and remaking it into your perfect vision. Or a new build that you’ve had a hand in from the ground up, we’re here to help you find the right home.  Before you decide which is best for you, let your real estate professional show you the homes available in both categories, so that you can make a truly informed decision.
