It’s Okay to Just Talk to a Real Estate Agent

Every once in a while, I’ll be in a public place such as a restaurant and I’ll casually overhear people talking about the real estate market.  Usually, their conversations end with “but I don’t really know.”  Here’s the thing as real estate agents: we are okay just talking about the market.  If you’re curious about what’s going on in our local market, I’m always happy to talk about the latest in Prescott area real estate.  It’s what I do all day, every day.  No, I will not continually send you properties telling you should buy, and no I will not hound you telling you to sell. 

Many people shy away from talking to real estate professionals because they think they may talk you into something you do not want to do.  A true real estate professional just wants to provide you with the information you ask for and offer some perspective based on their experience.  If you don’t talk to a real estate agent about real estate who are you going to ask?

Next time you see me in my RE/MAX polo, feel free to stop and introduce yourself and ask what’s happening in the market today.  One thing I will always do is tell you what I know, and not what you want to hear.

Faire on the Square Arts and Crafts Show

5 Ways to Create a More Peaceful Home Inside and Out

What to Find Out Before Buying a Home

It’s finally happening, you are ready to buy a home.  One of the most important aspects of any home you are considering, without a doubt is the area. Homes may look amazing online, but there is always the possibility that the area is less than desirable.

Before you move to any new town, subdivision, or city, it’s always a good idea to do research.  Find out as much as possible about the area that you are considering calling home. Yes, researching online is a good start, but another great place to start is with a Real Estate Agent.  Look for an agent that has been established in the community for several years.   Real estate agents can give you insight about everything from the local weather, to the HOA guidelines for that fancy subdivision you’re eyeing.   Think about all the questions you have, jot them down and speak to an agent.  Even a great agent may not know every answer, but they’ll know where to find the information you’re looking for and get back to you.

In researching a new area there are certain things that you’ll want to find out about. Start by finding out about the area itself.  Ask about demographics and the kind of atmosphere can you expect? Ask about city amenities, rec centers, libraries, community colleges, dog parks, all the smaller things that may be important to you.  Look into the employment market and the education system.   Even if you do not have children, knowing about the education system is good idea.  It’s one of the things people usually consider, and if you must move again a home in a good school district will typically demand a higher price.  Also, check the employment opportunities, who are the largest employers in the area, and what do salaries look like in your field.

Try to find out what the future holds as well. Look into if there are any development or expansion plans for the area. Things like proposed developments, both residential and commercial can affect your property values.  Contact the city or ask your Realtor about that large vacant lot and any future plans for development.  You will always be well served to stay on top of the future plans of any area that you move to.


Buyers should always investigate & explore the areas you are considering moving to.  Ask around, consult a real estate agent, talk to people in the community and find out as much as you can.  The more you can learn about the community the better, and more at ease you’ll be as you make one of the biggest investments in your life, buying a home!

Heating Hacks to Warm Your House

Simple Hacks for Keeping Your Home Warm During Fall

If you want to keep your home warm during fall, there are some simple hacks you can do without the need for you to spend a huge amount of money and these include the following:

  • Use Curtains

Sun’s heat is free to make most of this. Consider opening your curtains and let sunlight in during the day to make use of the free heat. If it gets dark, shut the curtains in your home. These could serve as another insulation layer and will keep warmth in each of your rooms. You must also ensure that you do not have any gaps or leaks so that warm air could stay in and cold air stays out. It also helps reduce condensation.

  • Don’t Worry about Your House, Worry about People

At the end of the day, turtleneck sweaters, cozy socks, and hats can be good friends for this season. Who does not love enjoying a hot cocoa by the fire? Once done properly, focusing on heating your own self will give you the warm feeling that you have been missing while helping slash your expensive heating bills.

  • Re-arrange Furniture

Sitting by your window could cause radiant heat loss from the body to the glass, making you feel cold. To get rid of this, see to it that your furniture isn’t in front of a big window or pushed up against outside the walls. In addition to that, avoid placing big furniture pieces in front of the radiators, as they say, sofa or couch, would absorb the heat you like.

  • Use Timers on Central Heating

Experts recommend all homeowners that programming boiler to turn the heating on earlier like thirty minutes before getting up in the morning, yet at a lower temperature than turning this on just as you need this at a higher temperature. However, never make a mistake of leaving the heating on low the entire day as you do are just paying for the heat when you do not need this.

  • Tin Foil Away

You have to take note that wasted heat also means wasted money, yet a bit DIY can save the day. Putting the tin foil behind radiators in your home will reflect heat back into the room instead of enabling it to escape through the walls. Even if they make foil specially designed for this kind of purpose, the stuff in your kitchen would do the trick.

  • Upgrade Your Heating Unit or Furnace

If you have a heating unit that has been serving you for a decade, it might be time to get a new and much efficient model. Depending on your house and type of old heating unit, you can enjoy savings with a new heat source that uses less energy to provide the same heat amount.

Home Maintenance Tasks to Complete in September

Many things change throughout the month of September. Kids start going back to school. The weather starts to transition from those hot, summer days to cooler, fall days. September is the perfect time to prepare your Prescott home for the colder months ahead as well as complete those tasks that you kept putting off in order to enjoy your summer. Here are our recommendations for simple, necessary home maintenance tasks for you to complete this month.

 

  1. Inspect home safety features. Since you and your family will be spending more times indoors during the upcoming months, you want to make sure that you are always protected. Check your smoke and carbon monoxide detectors to make sure they are functioning properly. Ensure that your home’s fire extinguisher has not expired. Make any replacements or adjustments as needed.

  2. Take out your window AC units. Since the weather is starting to cool down, now is the perfect time to take out your window AC unit, if you use one. This allows you to keep your home warmer by closing that window.

  3. Weatherstrip windows. This task is especially important if your home has older windows. Check all windows for drafts. Add new weatherstripping or replace worn outstripping as needed.

  4. Initially, clear out the gutters. This is a task you will likely have to compete again once the leaves start to fall, but it isn’t a terrible idea to do an initial cleaning of your gutters. This can help reduce any excess buildup. While taking care of your gutters, take a moment to inspect your roof. This gives you time to schedule repairs before winter if you notice any areas of concern.

  5. Take care of your furnace and chimney. Keep your family safe and warm this winter by hiring professionals to inspect, clean, and maintain your furnace and chimney.

  6. Clean your washer and dryer. Eliminate any fire risks and keep your appliances running properly by cleaning out the vents and hoses on your washer and dryer. These can be simple tasks to complete on your own or you can hire a professional.

High Profits for Home Sellers in the Prescott Area!

Home sellers in the Prescott area are seeing high profits! According to ATTOM Data Solutions’s 2nd Quarter 2017 US Homes Sales Report, the Prescott area, which includes the communities of Prescott, Prescott Valley,  Chino Valley, and Dewey-Humboldt, was the 19th most profitable area in the country for home sellers! That’s out of 118 metropolitan areas with at least 1,000 home sales during the second quarter (April, May, and June).

 

 

There were 1,142 homes sold in the Prescott area during the 2nd quarter. Home sellers saw an average ROI of 47%! Homes were sold within 98% of their listing price. During the quarter, 12.7 homes sold every day! That’s incredible news for sellers!

Arizona Named Top State for Well-Being!

Arizona is the perfect state to move to if you are looking for a happy and healthy lifestyle! In fact, it was ranked as the #7 state with the best well-being for 2016, according to a report by Gallup-Healthways.

 

This report examined well-being across the country and looked at how each of the individual states ranked in terms of its residents’ well-being. Five key elements were examined to determine the overall index score. These elements included Purpose (how happy residents were with what they did in their daily lives), Social (residents have supportive relationships and love in their life), Financial (residents feel financial security and low economic stress), Community (residents like where they live and feel safe), and Physical (residents are in good health) As part of the Gallup-Healthways State of American Well-Being series, the study looked at well-being across the nation and examined how well-being differed between the states.

 

To determine these results, 177,192 adults were polled via telephone by Gallup. They were given a 0 to 100 scale to measure their well-being within each of the elements.

 

Arizona was in the top half of the country for all five of the elements! It scored its highest in the areas of purpose and social well-being.
